TWINSBURG — More space is coming to the former Chrysler Stamping Plant site off Route 82, after the city’s planning commission paved the way for a 78,070-square-foot addition at Vistar in the Cornerstone Business Park.

Planners also approved site plans for a Circle K at the former BP gas station/convenience store on Route 82 at Interstate 480.

Final site plans for both projects were OK’d at the panel’s May 6 meeting. In conjunction with those approvals, the panel also approved a lot split and consolidation for the Circle K site and a revised plat for lots 1 and 2 at Cornerstone.

Although City Council does not do a formal review of site plans, it still must pass motions to make the planning panel’s approval official.

Cornerstone is situated on the site of the former 1.8 million-square-foot car factory, which closed in 2010 and was later demolished. The 167-acre site is being redeveloped by Scannell Properties and the DiGeronimo Cos.

City Planner Lynn Muter said construction at the Vistar and Circle K sites is expected to begin in June or July after approval is received from the city’s architectural review board.

According to Muter, Vistar plans to use the additional space for warehousing. The addition will be erected to the east of the existing 138,000-square-foot building on a parcel at Cornerstone and Independence parkways.

She said Vistar officials have not indicated how many new jobs the addition will bring to the facility.

Vistar was the first building erected in the business park in 2013. It is a division of Performance Food Group, a national distributor of snacks, candy and beverages to industries such as vending, theater concessions, offices and correctional facilities.

Two major businesses in the business park which came after Vistar are a 303,000-square-foot Federal Express package sorting facility (2015) and a 248,000-square-foot Amazon distribution center (2016).

Meanwhile, construction continues on the south end of the business park on a $30 million, 400,000-square-foot distribution center for O’Reilly Auto Parts, with the project likely to be completed this fall.

A 240,000-square-foot spec building also is under construction. It is the park’s second spec building. The first contains 200,000 square feet and houses Dunkin' Donuts Consumer Products Division, Curbell Plastics, Bridgestone wholesale warehouse and Berlin Packaging.

Seventeen acres at the front of the park at the corner of Route 82 and Chamberlin Road, and a 5-acre parcel in the interior of the park, are still undeveloped.

Circle K plan approved

Muter said the Circle K facilities will include a gas station, convenience store and car wash. The proposed auto-oriented use remains conditionally permitted in the C-3 business zoning district.

"Changes to the preliminary Circle K plan were not substantial and included an above-ground diesel exhaust fluid tank behind the building and additional lighting in a shared parking area between Burger King and Circle K," she explained.

"The lot split and consolidation will allow for splitting off a small portion of the Burger King lot and adding it to the Circle K lot.

"New driveway connections between the two sites will enable access from Circle K to the signalized intersection at Burger King."

The 2.14-acre site will have building coverage of 5.9 percent (5,532 square feet total), which complies with the city’s required 25 percent coverage.

The existing car wash will be removed and a new one will be erected on the west side of the property. The existing convenience store will remain, and the existing canopy and fuel pumps will be re-imaged.

Muter said the site is in compliance with parking regulations. Sixty-eight spaces are planned, with eight of them shared with Burger King.

The site’s western access drive will remain as is, allowing for continued use as both a left and right turn ingress and egress, while the eastern drive will be reconfigured to allow for only right in and right out movements.
