TALLMADGE — Construction of a medical office building got under way adjacent to city hall this past week — phase three of Testa Enterprises’ Tallmadge Town Center development at 46 North Ave.
Timing issues with leases and plans caused a delay from the anticipated June start date, according to Joel A. Testa, president and chief operating officer for the Testa Companies.
Testa Development Medical One plans a two-story brick structure, approximately 35,000 square feet in size. It will house two tenants, a family practitioner associated with Summa Care and a DaVita dialysis center. Summa Health will occupy about 26,000 square feet of the facility, Testa said, with DaVita filling the balance. There will be a covered drop-off area for the medical office building and a dedicated drop-off for the dialysis center in the front.
“They both want occupancy in June of next year,” Testa reports.
There is still no user for the former Tallmadge Middle School building on the site. Plans to renovate the old 8,535-square-foot schoolhouse for use as a daycare center fell through earlier this year.
The first phase of Tallmadge Town Center was the construction of the main roadway, infrastructure and a four-story building known as The Village at Town Center at 100 North Ave. That building features commercial space, senior apartments and loft condos. A grand opening ceremony for the lofts will take place Sunday, Oct. 7, from noon to 5 p.m. with refreshments and sign-up specials, Testa reports.
A one-story, 4,000-square-foot commercial and retail building has been constructed at 80 North Ave. as phase two. Jimmy John’s is located on one side and the other remains available for lease.
There is the potential for a fourth phase of the development. Testa says the search is ongoing for a tenant for a remaining lot.
