Aurora -- A final site plan for a 5,260-square-foot dentist office to be built by Cabi Capital LLC at 485 N. Aurora Road was approved July 2 by the city's planning commission.

The building will be a single story with one access point off Route 43, plus a 30-car parking lot. The approval is contingent upon a sidewalk being completed along Route 43 in front of the property.

Also approved was a lot split for Four Wells Ltd. at 1179 Bartlett Road. Owner Lou Telerico told the panel a 46.1-acre parcel would be split into 42.1- and 4-acre parcels.

Telerico said he has a potential buyer for the smaller parcel, and he plans to live in an existing house on the larger property.

Meanwhile, three other items were accepted for study, and public hearings were scheduled for two of them.

Edith Tait seeks a conditional zoning certificate for a building at 226 S. Chillicothe Road so that she can operate her business -- the Knit Shop -- on one side and live on the other side.

And Allison Taylor is seeking a CZC for her home at 130 Kingston Drive, where she provides dogsitting services. She said she watches between one and four dogs a day.

Public hearings on the two CZC requests were scheduled for tonight (July 16) at 7 in Town Hall.

A preliminary plat for the Preserve of Aurora on the south side of Route 82 adjacent to the Aurora Wetlands on the west side of town also was accepted for study.

A preliminary plat for 129 housing units on 145 acres in an R-2 residential zoning district was approved by the planning commission in 2010, but now the number of proposed units has shrunk to 92 condos because of some issues with wetlands setbacks.

Andrew Poltorak of Ulmer Berne LLP in Cleveland, the representative for Aurora Meadows Ltd., said the plat complies with a 2004 consent judgment between the city and developer spelling out how the land can be developed.

A preliminary plat for Phase 5B of Barrington Estates (Club Drive) was discussed, but no action was taken. The phase consists of sublots 4 to 16. Several wetlands setback variances will be required.
